Auburn Bay Real Estate Market Update — What's Available Right Now

After more than two decades of working Calgary real estate, I've come to appreciate Auburn Bay as one of the most consistently desirable lake communities in the southeast. Buyers love it for the lifestyle — year-round lake access, walkable amenities, top-rated schools — and sellers love it because demand rarely lets them down. Right now, there are 17 active listings on the market, and the numbers tell an interesting story about what's available and what you can expect to pay.


What are homes listed for in Auburn Bay?

The 17 active listings are asking an average list price of $723,193, with a median of $727,800. The closeness of those two figures tells me the market isn't being skewed by one or two outlier prices — it's a fairly balanced spread of inventory across different price points.

The full range runs from $559,000 at the entry end all the way up to $925,000 at the top, a spread of $366,000. That's actually encouraging for buyers at multiple budget levels. Whether you're stepping up from a townhome or looking for a premium lake community home with all the bells and whistles, Auburn Bay's current inventory has something worth looking at.

The $925,000 listing on Auburn Sound Close — a 3-bedroom, 3-bath two-storey — has been sitting for 67 days. In my experience, when a home at the top of a community's price range lingers like that, it usually comes down to one of two things: the price needs adjusting, or the home has specific features that narrow its appeal. That said, it's worth a look for buyers who want the most home for their dollar in this community.


How long have these homes been sitting?

On average, the current listings have been on the market for 30 days. That's a useful benchmark — it tells you that Auburn Bay isn't experiencing the kind of lightning-fast absorption you'd see in a true seller's frenzy, but it's also not a slow, stagnant market where homes are piling up.

Some listings have been active for just 4 and 5 days — those are fresh to market and likely to move quickly if priced well. Others have been sitting 54, 65, or 67 days, which is a signal worth paying attention to as a buyer. Longer days on market often creates negotiating room, and in a stable, lifestyle-driven community like Auburn Bay, a home that's been sitting isn't necessarily a problem property — it may simply have been priced optimistically at the start.

As a buyer, I'd encourage you to take a serious look at anything past the 45-day mark. As a seller with a listing that's been sitting, it's time for a frank conversation about price positioning.


What style of home is available?

Auburn Bay is overwhelmingly a two-storey community, and the current inventory reflects that clearly. 16 of the 17 active listings — 94% — are two-storey detached homes. The lone exception is a 3-bedroom bungalow on Auburn Glen Green SE, listed at $749,900 with 39 days on market.

If you're a buyer looking for a bungalow in Auburn Bay, the scarcity of supply is both a challenge and an opportunity. There's very little to choose from right now, which means competition when one does appear — but it also means less bidding pressure than you'd face in the two-storey segment. Bungalows in this community attract strong interest from downsizers and buyers with accessibility needs, so if this one fits your criteria, I wouldn't wait.

For two-storey buyers, you have 16 options to work through right now, spanning a wide price range and a variety of bedroom configurations.


Bedroom breakdown — what's actually available?

The current Auburn Bay listings skew clearly toward family-sized homes:

  • 8 listings have 3 bedrooms — a solid entry point into the community, often appealing to young families or buyers who prefer a bit less maintenance
  • 9 listings have 4 bedrooms — the most common configuration on the market right now, and the sweet spot for growing families who need dedicated space for kids, guests, or a home office
  • 1 listing has 5 bedrooms — a two-storey on Auburn Springs Boulevard SE asking $798,888, now 32 days into its market run

There are no 6-bedroom homes available in this batch of listings, which is typical for Auburn Bay. The community's housing stock was built for families, and that 3–4 bedroom range dominates the inventory for a reason — it's what buyers here want most.


My take as your Realtor

With 17 active listings, Auburn Bay buyers have genuine options right now — more than you'd typically see in some of Calgary's tighter communities. The $723K average asking price puts the community within reach for move-up buyers who've built equity, while the listings approaching $925K serve those looking for a premium experience within a lake community setting.

If you're a buyer, the best opportunities right now are likely in that 45-day-plus range where sellers may have more flexibility. The 4-bedroom two-storey segment between $680K and $800K is where you'll find the most competition, so come prepared with your financing in place and a clear sense of your priorities.

If you're a seller and one of these listings is yours, the data is sending you a clear message: the market is paying close attention to price. Homes that are well-positioned are generating activity quickly. Homes sitting past the 45-day mark need a fresh look at their list price or presentation.
